Each Media Center Co-op building will have a standardized design and size, with the following layout:
- First Floor: A coffee shop or small bistro will occupy the front of the building.
- Lower Back Half of the Building: This space will be the local Hometown station for G1NBC.
- Second Floor: Four apartments will be located on this floor. One of these will be a “luxury apartment” designated for use as an Airbnb.
Investment and Financial Strategy
The project will be funded through the issuance of corporate bonds. Here’s how the financial structure is described: - Corporate Bonds: The money raised from the sale of these bonds will be specifically allocated to the real estate payable for each building.
- Investment Opportunity: Investors who purchase these corporate bonds will receive a discount rate on the luxury Airbnb apartment.
- Acquisition: G1NBC will purchase the buildings from the investors within a five-year period.
The Role of The GONEN CORP and G1NBC Holdings is the owner of G1NBC, is also described as a builder, contractor, and realtor. This entity will play a central role in the project by: - Real Estate: Identifying and acquiring the real estate for the Media Center Co-op buildings.
- Construction: Acting as the primary source for the building and construction of the units.
- Investor Management: Individuals interested in investing in the project can work through G1NBC Holdings, which will handle the primary contracts.
